Northridge posted the month’s most interesting contradiction: closings dropped 33% to 28 sales, yet it’s the only area of the five where homes sold faster — median days on market fell 11.4% to 31. Fewer deals, but the ones happening are happening quickly. The median sold price eased 5% to $1,072,500.
By the numbers
- Median sold price: $1,072,500 (-5% MoM) on 28 closings (-33.3%)
- Only market speeding up: 31 median days on market, down 11.4% — every other area slowed
- Room to negotiate: 98.1% sold-to-list ratio — buyers paid slightly under asking on average
- Inventory mixed: 2.8 months of supply (+9.8% MoM, but -13% YoY — tighter than last year)
- Big homes, fair prices: new listings median 2,141 sqft (largest of the five) at $546/sqft; 62 new listings (+24%)
- Estimated values steady: median $1,108,510 (+0.1% MoM, +0.4% YoY)
- Pending pipeline healthy: 34 new pendings (+17.1%), total pending volume up 12.9%
What this means for buyers
Northridge is the space play: 2,141 sqft median new listings — the biggest homes in the report — at $546/sqft, well below Burbank’s $782. Homes are moving faster even as fewer close, which means serious buyers are acting decisively while casual ones sit out. With sellers accepting 98.1% of list, there’s modest room to negotiate on the right home.
What this means for sellers
Your buyers are decisive but price-aware: they paid under asking on average and closings fell by a third. The good news is that well-priced homes move — days on market dropped while every other area slowed. Price to the $1,072,500 median, present well, and you’ll sell faster than the rest of the Valley.
Northridge is the outlier of the five areas: the only one where time-on-market improved, the largest homes, and inventory that’s up from August but still 13% tighter than last September — a market rewarding decisive buyers and realistic sellers.
